Our Process
Confused about what’s involved with designing and building a ‘green’ home on the Central Coast? Take a look at our process.
Let’s discuss what you have in mind for your design and construct project. We’ll go over your brief, your budget and your big picture ideas as well as get a feel for your site.
Work with us on an initial concept package that includes a custom floor plan and 3D perspectives as well as a price estimate to give you an idea of costs right from the beginning.
This is where we go through every detail for your home based on your vision and your budget. We’ll work closely with you to fine tune the design of your home and make sure to recommend the right solutions for your needs.
During the Detailed Design Phase we’ll carry out a thermal assessment on your design. This will enable us to see where we might be able to make improvements to the design itself or the materials utilised to improve the energy efficiency of the home. A NatHERS certificate will be provided to you. This will state the star rating achieved.
Our team will guide you through the selections process. This includes kitchen design and finishes, bathroom/ensuite design, electrical layouts, selection of plumbing fixtures as well as internal and external colours and finishes.
Our industry leading software allows you to work cohesively with our team to lock in your selections and stay across any impacts on pricing every step of the way allowing you to make informed decisions
Once you are happy with your design and the plans are finalised we will prepare your Development Application for Council.
Our team will collate the necessary documentation to take the stress of council approval of you. We will monitor the progress of the DA throughout council and assist with any additional information requested.
Living Green Designer Homes will provide you with your final contract price, detailed inclusions and contract documentation.
An invoice will be issued for the balance of the building contract deposit less the design fees.
Now we bring your vision to life! Once we have received the relevant approvals we will confirm your start date and introduce you to your Site Supervisor, Brett.
You are encouraged to inspect the progress of your home on a regular basis with our team. To provide you with added assurance, you can keep up to date through our online software. Including selections, scheduling, any variations and regular site photos.
We will conduct a detailed walk through with you prior to handover to ensure that everything has been completed to our high standards.
We provide you with a detailed handover folder containing all of the important information pertaining to the construction of your home.
Once we handover the keys, we are never too far away and only too happy to assist you when we can. If any maintenance issues arise, our team will promptly handle them for you ensuring minimal disruption while you’re settling into your new home.
